The Hyatt Regency Lisboa is the brand's first hotel in Portugal. A 5-star superior hotel, with 212 luxurious apartments with modern lines, with a Prime location, stunning views of the Tagus River and surrounded by relevant museums and monuments of the city, namely, Mosteiro dos Jerónimos, Torre de Belém, Palácio de Belém or National Cordoaria. The hotel has concierge services, high-end retail spaces, a rooftop restaurant with stunning views of the Tagus River, a swimming pool, a spa measuring around 900m2, managed by the renowned brand Serenity (The Art of Well Being), a gym with state-of-the-art equipment and offers personalized health and wellness programs, meeting rooms and parking lots. The 97 residential apartments are sold fully furnished and equipped, and enjoy all the hotel services, some with frontal views of the Tagus River, others with side views and with the following typologies: T1 - T2 and T3, with total areas that vary respectively between 80m2 and 248m2. Of the 97 apartments, only five apartments are available at the moment, 4 of which are T3 (all with views of the Tagus River) and only one T1 unit also with a side view of the Tagus River. Excellent investment with security, in a prime location in Lisbon, also eligible for Golden Visa. Conditions: Apartments (in full ownership) with a tourist exploitation contract and with a guaranteed profitability investment of 5% for a period of 5 years, or 3% for a period of 10 years, in these periods the owner can use the property for 4 weeks per year , being restricted to the first week of July or August; the first week in December or January, and two weeks the rest of the year. At the end of the tourist operation contract, the owner will have the option to renew the agreement, or cancel the contract, and from that moment on can live in the property full time. Payment plans: - €50,000 as a reservation. - Purchase and sale promise contract with 40% deposit (with reservation included) - Final payment with the deed and purchase.
